A pair of closings from June 2026 tells a more useful story. On June 5, a lakefront estate on Tibet Pointe Circle closed for $13.2 million after five days on market. Two weeks later, a different Tibet Pointe Circle home closed for $6.05 million after 293 days. Same street. Same guard gate. Same golf course out the back. Nearly a full year of shelf life between them.

That is the thesis worth carrying into any Keene's Pointe conversation. This community is not one market. It is two, and they behave nothing alike. The interior tier moves in a week. The trophy tier waits most of a year. Anyone pricing a sale, negotiating a purchase, or comparing Keene's Pointe against Isleworth needs to know which of the two markets a specific address belongs to before the number on the listing means anything.

The Two Markets Sitting Behind One Gate

The weekly transaction column in the Orange Observer, which reports every recorded Windermere-area sale by subdivision, has led with a Keene's Pointe home almost every week of 2026. Pulling the community's top-line closings for the first half of the year gives a clean read on how differently the tiers behave.

Read down the price column and the community looks like a smooth continuum from roughly $1.2 million to $13.2 million. Read down the days-on-market column and the continuum breaks. Everything under $3.3 million cleared in under ten weeks, most of it in a month or less. Everything over $6 million except the June 5 outlier sat between four and eleven months before trading. A community of roughly 1,100 custom homes across 14 villages is producing two entirely different transaction rhythms depending on which lot the house sits on.

Why the Top of the Market Waits Almost a Year

The interior tier of Keene's Pointe, homes without direct water or premium fairway frontage, competes against the broader stock of guard-gated Windermere product between $1.3 million and $3.5 million. That is a deep buyer pool. Relocating executives, upsizing families in from Winter Garden or Dr. Phillips, and lateral movers out of Belmere or Butler Bay all treat those homes as substitutable. Seven days on market for a well-prepared $3.25 million home on Lake Burden Circle is what a functional buyer pool looks like.

The lakefront and estate-scale tier is a different exercise. Butler Chain frontage inside the gate, with a private dock and enough square footage to justify $6 million and up, has almost no substitutes. The pool of buyers who will write that check on Central Florida water is small, mostly relocating from out of state or out of country, and rarely in a hurry. The 344-day sit on Grosvenor Shore Drive and the 293-day sit on Tibet Pointe Circle are not signals of a broken market. They are the natural pace of a segment where three or four qualified buyers per year is a good year.

The practical takeaway for a seller in the upper tier is that pricing a Butler Chain estate against the last comparable sale is nearly useless when that comp closed 11 months after listing. The market you are pricing into today is not the market that produced the comp. For a buyer, the same time gap is leverage worth naming out loud. The Golden Bear Club is the Jack Nicklaus Signature course, 24,000-square-foot clubhouse, four lighted tennis courts, fitness center, pool, and the Pointe 18 Bar & Grille that sit at the community's center. Membership categories run Signature Golf, Social, Term Golf, and Corporate. The club does not publish pricing, which is standard for private clubs, but industry sources reporting the club's fee structure place initiation in the $10,000 to $25,000 range and annual dues in the $5,000 to $10,000 range depending on category. Those numbers should be confirmed directly with the club during due diligence, not taken as gospel from any third-party guide.

The friction sits in three places. First, the listing may advertise "membership available" without specifying category, initiation status, or transfer terms. Those three details drive the number. Second, a listing that includes a transferable Signature initiation is quietly carrying value that a competing listing without one does not carry, and the price should reflect it. Third, most Keene's Pointe homeowners who do not golf still hold a Social membership because the club's calendar, weekly family nights, dining, tennis, pool, is what makes the community feel like a community. Buyers who cross the gate assuming they can opt out of the club entirely tend to reverse that decision within a season.

Any offer written on a Keene's Pointe home should treat the club as its own line item, with the language verified against the club directly.

The Carrying-Cost Line That Actually Matters

Keene's Pointe carries an HOA of roughly $2,900 per year and no Community Development District assessment. That structure matters more than it looks. Much of the newer west Orange County luxury stock outside Windermere sits behind CDD bonds that add several thousand dollars a year to the tax bill for decades. A Keene's Pointe buyer picks up 24-hour staffed gate security, common area maintenance across roughly 950 acres, and access to the Butler Chain boat ramp for roughly the annual dues of a mid-tier country club with none of the CDD overhang.

The full annual carrying stack for a Keene's Pointe owner who takes a Social membership looks roughly like this:

  • HOA dues: about $2,900 per year

  • Whether the listing includes any Golden Bear Club membership language, and if so, which category, whether the initiation is transferable, and what the seller is representing about current dues status.
  • Days on market and any prior withdrawals or re-lists. The trophy tier's long DOM is normal. Six months on a $2 million interior home is not.
